Description

The proposed works include: House 1. Replace defective aluminium guttering to front (SW) and rear (NE) elevations of the house with new aluminium half-round guttering to match existing. The front elevation gutter may simply be overflowing as a result of a blockage as vegetation is visible from ground level. Once scaffold access is available an assessment will be made of the front gutter and if it can be retained it will simply be cleaned to ensure comprehensive discharge of rainwater from the building. 2.Replace defective aluminium guttering to the side (NW) elevation with new aluminium half-round guttering to match existing, subject to consent from the owner(s) of no. 6 Glendower Street. This area forms part of a flying freehold that is not in our ownership. The neighbour will be approached to discuss replacement of this section of guttering as part of the proposed works, included here for completeness. 3. Replace defective acrylic skylight to ground floor rear porch with new aluminium frame fixed glazed unit. 4. Install 2no. chimney cowls to flue pots on front chimney (middle and rear pots). 5. Replace modern timber door with a new timber door to Utility Room to improve security as the existing door has a large cat flap. Internal Works 6. Open closed fireplace in 3rd floor front bedroom to improve ventilation. To be an ornamental fireplace only. Outbuilding 1.Replace defective aluminium and uPVC guttering with new aluminium half-round guttering. 2. Rationalise the down pipe on SW elevation by removing the down pipe with two bends to a straight down pipe to provide clearer discharge of rainwater and visually improve the services arrangement on the elevation.
